South Delhi luxury floor prices surge 32% amidst wider realty slowdown

South Delhi’s luxury housing market recorded strong price growth in the first quarter of 2026 despite a broader slowdown in the real estate sector, according to a report released by Golden Growth Fund (GGF). The report said luxury floor prices in South Delhi rose by up to 32 per cent year-on-year during the January–March quarter.
The report stated that Category B colonies outperformed Category A colonies in terms of price appreciation. Prices in Category B colonies increased between 23 per cent and 32 per cent year-on-year, while Category A colonies registered growth between 14 per cent and 22 per cent.
According to the report, the price of a 2,500 sq ft luxury floor in Category A colonies ranged between Rs 14 crore and Rs 25 crore in the first quarter of 2026, with the average price rising 22 per cent year-on-year. For a 6,000 sq ft floor in the same category, prices ranged between Rs 25 crore and Rs 55 crore, while the average price increased by 14 per cent.
In Category B colonies, a 2,500 sq ft floor was priced between Rs 9 crore and Rs 12.5 crore, with average prices increasing 23 per cent year-on-year. Meanwhile, prices for 3,200 sq ft floors ranged between Rs 14 crore and Rs 19 crore, recording an average increase of 32 per cent over the previous year.
Ankur Jalan, CEO of Golden Growth Fund, said the growth reflected “the growing depth of demand in South Delhi’s premium housing market.” He added that South Delhi was “far from being a uniform market,” with pricing varying across colonies and micro-markets. Jalan also said there was increasing migration of buyers from other parts of Delhi towards South Delhi’s premium localities.
The report noted that ongoing geopolitical uncertainty arising from the conflict in West Asia could lead to increased investment interest in established luxury housing markets such as South Delhi. Jalan said wealthy Indian families and non-resident Indians may increasingly prefer such markets for investment.
The report listed colonies including Mayfair Garden, Panchsheel Park, Anand Niketan, Vasant Vihar, Shanti Niketan, Chanakyapuri, Golf Links and Jor Bagh among Category A localities. Category B colonies mentioned in the report included Greater Kailash, Green Park, Gulmohar Park, Defence Colony, Safdarjung Enclave and Kailash Colony.
According to GGF, around 18,500 plots are available across 42 Category A and B colonies in South Delhi, with an estimated redevelopment potential of Rs 6.5 lakh crore.
